How it works

The new turnkey, without the hidden markups.

One call with me, and it's handled. I set the delivery, line up the local independent crew, and coordinate the whole build. They build it in your yard, you pay them direct when the job's done, nothing hidden in the middle. Life is hard enough. Let me make this a very easy process start to finish. The national brands do not do this. They subcontract it out and bury the markup in one bundled price.

Build your pergola in the 3D builder and watch every choice price itself. Or book a complimentary design consult and we measure together.

2

See separated numbers

Structure, assembly, and your all-in total, in writing. No bundled contractor markup, no blended number.

3

Assembled in your yard

Delivery and crew day are lined up for you. Assembly is paid direct to the crew when the job is done.

One honest note up front: this is the new turnkey, without the hidden markups. Concrete footers run the same way: we guide you through it, you get a few bids and pick the crew you like, and I hand them the footer specs to build to. Permits and HOA approvals stay with the homeowner, and I hand you the document pack for them: engineering specs, wind documents, and drawings. That is exactly why there is no contractor markup hiding in your price.

Warranty, by component. Trial, in plain print.

No blanket promises. Coverage is by component, and the trial terms are right here, not buried.

The Skyy+ upgrade

Things standard pergolas don't have

Every Skyy+ custom starts with the rated build above. The upgrade is the level above it, the premium tier, and it starts with color. Real color.

The big one

Full custom color. Frame and louvers picked separately.

Any color you can name. Frame one color, louvers another, for a true two-tone build. Standard pergolas give you dark charcoal or white. Skyy+ gives you the whole grid.

Touchscreen in the power post

An integrated touchscreen built into the power post runs the louvers and lighting right at the pergola. No hunting for a remote.

App and voice control

Open, close, and dim from your phone, or control it by voice. The pergola answers before you get up.

Beams pre-wired for roller shades

The beams come pre-wired for roller shades, so adding powered shade later is a simple fit, not a rewiring job.

Seamless extensions, multiple layouts

Sections extend seamlessly, so L shapes, T shapes, and long connected runs read as one build, shaped around your yard.

Ribbed posts with a groove design

The posts are ribbed with a groove design that lets outlets and fans sit where you actually want them, not just where the wiring happened to land.

Ceiling fan option

Add a ceiling fan, mounted and powered as part of the build, for moving air on the still, heavy days.

Waterproof laminate flooring

A flooring option that goes down inside the pergola, sized to your build. The outdoor room gets a real floor, not just the patio under it.

Integrated curtains

Curtains built into the build, drawn when you want the room closed in and soft, open when you don't. Another layer standards don't offer.

Color-changing LED scenes

The lighting changes color and saves scenes, set from the panel or your phone. Game night, dinner, quiet evening, one touch each.

Upgrade pricing comes with your quote, after a complimentary design consult.

Step 1 · Pick your frame color

Start with the frame. Match your home, match your trim, or make the pergola the statement piece of the yard. The full grid is the point: color is a real choice here, not a footnote.

Tap any color to pick it. Your pick is written down and comes with your request.

Step 2 · Pick your louver color

Louvers get their own pick. Match the frame for one clean color, or split them for a two-tone build. Frame one color, louvers another. That choice is yours, not ours.

Tap any color to pick it. Your pick is written down and comes with your request.

Step 3 · Shape it to your yard

Step 4 · Sized to your yard

Full custom, built to your exact space, from a tight patio to a full run across the back of the house. Heights up to 10 ft, wide open spans with no center posts in your way. Bigger builds are priced per project at your consult.

5

Step 5 · See your Skyy+ build in full color

Tell us where it is going and what you picked. You will see your exact build, your colors, your shape, before you commit to anything. Custom orders are signed off by you on the final numbers before anything is ordered. Sales are final once a custom order is placed, with no changes after sign-off, so the design step matters and we take our time on it.

Orlando has two seasons: hot, and hurricane season.

From College Park to Lake Nona, from Dr. Phillips to Oviedo, it's the same story. The backyard is the biggest room of the house and it sits empty. The pavers are too hot to walk on barefoot. The afternoon storm shows up right when you finally sat down. The patio furniture is either bleaching or getting rained on.

You didn't buy a house in Florida to live indoors all summer. But without real shade, that's what happens. An umbrella isn't a plan.

A motorized louvered pergola is the fix. Shade on demand. Rain protection with one touch. And when a hurricane comes, you open the louvers and the 165 MPH wind passes straight through. That's not a marketing line, that's the engineering.

The 165 MPH motorized pergola, built for Central Florida.

The PRO model

Graphic: 165 MPH rated. Your umbrella isn't. Stop buying umbrellas. Graphic: Built for 165 MPH winds. Your patio cover won't survive.

The new turnkey. That's the point.

The national brands subcontract everything and bury their markup in one giant bundled price. You're overpaying and you can't even see where.

Here's how we do it. You buy the structure from us. You pay trusted local independent assembly crews directly, once the job is done, not before. If you need concrete footers, we guide you through it: get a few bids, pick the crew you like, and I hand you the exact footer specs once your size is locked so they build to them. You control that cost, no hidden markups. You deal with me, start to finish. I coordinate all of it.

Every number separated and honest. Life is hard, this is the easy stuff.

Orlando pergola questions, answered straight.

What does 165 MPH rated actually mean?

It means the structure is engineered to stand in 165 MPH winds with the louvers open. In a storm you open the louvers with one touch and the wind passes through instead of tearing the roof apart. Closed, it's rated to 80 MPH and keeps the rain out.

How much does a motorized pergola cost in Orlando?

Starting at $7,995 assembled for the PRO. That is $6,995 for the structure plus $1,000 for assembly, paid direct to the crew when the job is done, shown as separate numbers. Bigger sizes and custom layouts run higher. The 3D builder shows you real numbers for every size as you design.

Do I need a permit in Orlando?

Permits are easier than you think. Ask your local building department about a homeowner permit, most owners pull their own and skip the middleman markup. In Orlando that desk is the City of Orlando if you're inside city limits, or Orange County if you're not, and the rules depend on size and footers. The filing stays yours, no middleman markup, but I hand you the document pack the desk wants: engineering specs, 165 MPH wind documents, and the drawings. Sort it out before you order, not after.

What about my HOA?

Most Orlando-area HOAs approve pergolas. They usually care about color and placement. Dark charcoal or white both pass most boards. Bring us the guidelines and we'll design to them.

How long from order to done?

Typically 2 to 3 weeks once payment processes. Assembly itself is usually a day or two by the local crew.

What warranty comes with it?

Warranty is by component, no blanket promises: structure and frame 10 years, outlet and LED lighting 3 years, motor and side walls 2 years, heaters and electrical 1 year. Standard builds also carry the 100-day home trial, terms stated in plain print at the top of this page.

Stop wasting the best room of the house.

Complimentary in-home design consultation anywhere in the Orlando area. We'll measure, talk through options, and give you separated numbers. No pressure, no three-hour pitch.

Windermere homes have the yards. The weather ruins them.

You're on or near the Butler chain of lakes. The breeze off the water is the best part of living here, and the worst part is you can't enjoy it from your own patio. The sun pounds the pavers until they're too hot to walk on. Then the afternoon storms roll in and soak everything you left outside.

And the HOA. Windermere HOAs are strict, and they should be, that's what keeps the neighborhoods looking the way they do. But it means whatever you put in that backyard has to look right and get approved.

A motorized louvered pergola solves all of it. Shade on demand. Rain protection with one touch. Clean lines that pass architectural review. And when the lake wind kicks up before a storm, you open the louvers and let it pass through. That's what 165 MPH rated means.

The pergola your backyard was designed for.

Windermere pergola questions, answered straight.

Will my Windermere HOA approve a motorized pergola?

Most do, but Windermere HOAs are particular about aesthetics. That's actually a strength here: the clean lines and the dark charcoal or white frame options pass most architectural review boards. Bring us your HOA's guidelines and we'll design the submission to match. Start the HOA process early. Approvals stay with you, and I hand you the document pack for the submission: engineering specs, 165 MPH wind documents, and the drawings. The design work is built around your board's rules.

Do I need a permit in Windermere?

Permits are easier than you think. Ask your local building department about a homeowner permit, most owners pull their own and skip the middleman markup. The Town of Windermere runs its own permitting, separate from Orange County, and requirements depend on size and whether footers are involved. The filing stays yours, no middleman markup, but I hand you the document pack the desk wants: engineering specs, 165 MPH wind documents, and the drawings.

Is it really rated for 165 MPH winds?

Yes, with the louvers open. That's the key detail: in a storm you open the louvers with one touch and the wind passes through instead of catching the structure. Closed, it's rated to 80 MPH and sheds rain.

How much does a motorized pergola cost in Windermere?

Starting at $7,995 assembled for the PRO. That is $6,995 for the structure plus $1,000 for assembly, paid direct to the crew when the job is done, shown as separate numbers. Larger sizes and custom layouts cost more. The 3D builder gives you real numbers for every size as you design.

Can I add privacy screens?

Winter Garden backyards look great on the listing photos. Then August hits.

Half the neighborhoods out here didn't exist ten years ago. Hamlin, Horizon West, the new phases off Daniels Road. Beautiful homes, big lanais, and a backyard that sits empty because nobody can stand out there past 10 in the morning.

The afternoon storms roll through at 3pm like clockwork. Your patio furniture is either bleaching in the sun or getting soaked. You bought the yard. You just can't use it.

A motorized louvered pergola fixes both problems at once. Open the louvers and the breeze comes through. Close them and the rain stays out. One touch, from your phone or the remote.

Built for Florida. Rated for 165 MPH winds.

The PRO model

This is the PRO model. 165 MPH hurricane rated with the louvers open. That's the part that matters: when a storm comes, you open the louvers with one touch and the wind passes straight through instead of tearing the structure apart. Closed, it's rated to 80 MPH and keeps the rain out.

Motorized louvers. LED lighting standard. Dark charcoal or white frame. Every size up to full custom, built to fit your space.

PRO from $7,995 assembled

Structure $6,995 plus assembly $1,000, shown separately. Assembly is paid direct to the local crew once the job is done. No bundled turnkey number, no hidden contractor markup. Every number separated so you can see exactly where your money goes.

Graphic: The sun fades everything you own. Give it a roof. Pergola shading a patio. Graphic: 3PM storm. Party's still on. Louvers close. Plans don't.

Winter Garden pergola questions, answered straight.

Do I need a permit for a pergola in Winter Garden?

Permits are easier than you think. Ask your local building department about a homeowner permit, most owners pull their own and skip the middleman markup. Which desk depends on your exact address: the City of Winter Garden and unincorporated Orange County run different counters, and most HOAs have their own approval process on top of that. The filing stays yours, no middleman markup, but I hand you the document pack the desk wants: engineering specs, 165 MPH wind documents, and the drawings. Ask early, not after you order.

Will my HOA approve a pergola?

Most Winter Garden HOAs approve pergolas, but they care about color, placement, and setbacks. White or dark charcoal both pass most architectural review boards. Bring us your HOA guidelines and we'll design to them.

What happens to the pergola in a hurricane?

Open the louvers with one touch. The wind passes through. That's what the 165 MPH rating means: rated with louvers open. Close them for normal rain and they keep you dry.

How much does a motorized pergola cost in Winter Garden?

Starting at $7,995 assembled for the PRO. That is $6,995 for the structure plus $1,000 for assembly, paid direct to the crew when the job is done, shown as separate numbers. Bigger sizes and custom layouts run higher. The 3D builder shows you real numbers for every size as you design.

How long does assembly take?

Most residential jobs are done in a day or two by the local crew, once the structure arrives. Timeline from order to done is typically 2 to 3 weeks once payment processes.

Winter Park backyards are investments. The Florida sun treats them like disposables.

You've got the good furniture. The teak dining set, the outdoor sectional, the pieces you picked out carefully. And every summer the Florida sun fades them a little more. Cushions bleach. Wood grays. You're either replacing things every few years or watching them age faster than they should.

Then there's the evening. Winter Park is an entertaining town. Dinner parties, neighbors over for drinks, the kids home from college. But the backyard shuts down at sunset because there's no light out there and the mosquitoes own the dark.

And the review boards. Winter Park's architectural review is no joke, and neither are the HOAs in the gated sections. Whatever goes in that backyard has to look like it belongs there.

A motorized louvered pergola answers all of it. Real shade that protects your furniture. LED lighting that keeps the evening going. Clean lines that pass the strictest review board. One touch controls the louvers, the light, the whole space.

Quality you can see. Engineering you can't argue with.

Winter Park pergola questions, answered straight.

Will it pass Winter Park's architectural review?

The design is clean lined and comes in dark charcoal or white, both of which sit well with traditional and modern Winter Park architecture. Bring us your review board's guidelines and we'll design the submission to match. Start the review process early, it takes time. The approval itself stays with you, and I hand you the document pack the desk wants: engineering specs, 165 MPH wind documents, and the drawings, so your submission goes in complete.

How do I protect my outdoor furniture from sun damage?

Shade is the answer, and adjustable shade is the better answer. Tilt the louvers to block the harsh midday sun, open them when you want light. Your cushions and wood last years longer out of direct UV.

Is it really rated for 165 MPH winds?

Yes, with the louvers open. In a storm you open the louvers with one touch and the wind passes through instead of catching the structure. Closed, it's rated to 80 MPH and sheds rain.

How much does a motorized pergola cost in Winter Park?

Starting at $7,995 assembled for the PRO. That is $6,995 for the structure plus $1,000 for assembly, paid direct to the crew when the job is done, shown as separate numbers. Larger sizes, screens, and custom layouts cost more. The 3D builder gives you real numbers for every size as you design.

Can the LED lighting stay on all evening?

Yes. The LED lighting is standard, low draw, and made for exactly that: dinners that run late, evenings by the pool, the backyard staying usable after dark.

Do I need a permit in Winter Park?

Permits are easier than you think. Ask your local building department about a homeowner permit, most owners pull their own and skip the middleman markup. In Winter Park that is the city's building department, and it sits alongside the architectural review above. The filing stays yours, no middleman markup, but I hand you the document pack the desk wants: engineering specs, 165 MPH wind documents, and the drawings.

What warranty comes with it?

Lake Nona builds beautiful houses. The patios come unfinished.

Medical City money built this side of Orlando, and the houses show it. Laureate Park, Eagle Creek, the new phases going up around Lake Nona Town Center. Sharp modern architecture, big windows, clean lines. Then you walk out back and find what the builder left you: a bare concrete patio, no shade, no cover, nothing.

So the nicest room of the house sits empty. The sun owns it from mid-morning on. The furniture you bought for it is either inside or slowly bleaching. The backyard was a selling point on the listing and an afterthought ever since.

And in Lake Nona, you cannot just throw up any cover. The HOA design review is real, and it should be, it is part of why the neighborhoods look the way they do. Whatever goes on that patio has to look like it was designed with the house.

A motorized louvered pergola is the piece that finishes the house. Clean modern lines that match the architecture. Shade on demand, rain cover with one touch, LED lighting for the evenings. It reads as part of the design, because it is.

The modern roof your modern house is missing.

Lake Nona pergola questions, answered straight.

Will Lake Nona's HOA design review approve a motorized pergola?

Lake Nona communities run a real design review, and clean modern design is what they want to see. The dark charcoal and white frames both sit well with the architecture here. Bring us your community's guidelines and we will design to them, colors, placement, and setbacks included. Approvals stay with you, and I hand you the document pack for the submission: engineering specs, 165 MPH wind documents, and the drawings. The design work starts from your board's rules.

Do I need a permit in Lake Nona?

Permits are easier than you think. Ask your local building department about a homeowner permit, most owners pull their own and skip the middleman markup. Lake Nona sits inside Orlando city limits, so that desk is the City of Orlando, and the details depend on size and footers. The filing stays yours, no middleman markup, but I hand you the document pack the desk wants: engineering specs, 165 MPH wind documents, and the drawings. Ask before you order, not after.

How much does a motorized pergola cost in Lake Nona?

Starting at $7,995 assembled for the PRO. That is $6,995 for the structure plus $1,000 for assembly, paid direct to the crew when the job is done, shown as separate numbers. Bigger sizes and custom layouts run higher. The 3D builder shows you real numbers for every size as you design.

My house is brand new and modern. Will a pergola match it?

That is exactly the house this design is for. Flat, smooth fascia, thick square posts, no ornamentation for its own sake. It looks like an extension of the architecture, not an add-on. And if you want your exact color rather than charcoal or white, that is a Skyy+ custom build, ask about it on your consult.

Horizon West is growing faster than the shade trees.

Hamlin, Waterleigh, Hawksmoor, the phases still being framed. Horizon West is one of the fastest growing corners of Central Florida, and nearly every house in it is new. New is great inside. Out back, new means unfinished: a builder patio, young landscaping, and not one mature tree between you and the sun.

These are young-family streets. The kids want to be outside, the dog wants to be outside, you bought the yard on purpose. But from late morning to early evening the patio is a griddle, and the 3pm storm sends everyone back in anyway. The backyard you paid for gets used in the margins of the day.

You do not have to wait ten years for a tree to grow up. A motorized louvered pergola is shade the day it goes up. Open the louvers for breeze, close them for the afternoon storm, and the yard works on your schedule instead of the sun's.

Horizon West pergola questions, answered straight.

Our backyard is a blank slate. Where do we even start?

With a complimentary design consult at your house. We look at the patio you have, talk about how your family actually uses the yard, and check the fit first: where the pergola sits, your setback rules, and whether the pad needs footers. Size comes after fit, never before. Most Horizon West yards take a standard size cleanly.

Dr. Phillips homes were built to entertain. The patios are showing their age.

Bay Hill, Phillips Landing, the lakefront streets along the Butler chain. These are some of the best addresses in Orlando, and the houses have been kept up. The patios tell a different story: a screen enclosure from another era, a tired fixed cover, good bones and dated shade.

The mature oaks help, until they don't. The shade sits in the wrong place by midday, the lake breeze comes and goes, and the outdoor room that should be the best seat in the house gets used the least. On a lakefront lot, that is a waste of the view you paid for.

A motorized louvered pergola is the upgrade that fits the address. Louvers you aim at the sun as it moves. LED lighting for the evenings on the lake. Glass walls and screens available as part of a full build, for wind and privacy without giving up the view. This is not a cover. It is a renovation of the room you entertain in.

An upgrade that matches the house.

Dr. Phillips pergola questions, answered straight.

Can a pergola replace my dated patio cover?

Yes, and that is the most common Dr. Phillips project: an older fixed cover or screen top comes out, a motorized louvered pergola goes in its place. Removing the old structure is your trade's job, the same way concrete is. We coordinate the new structure, the sizing, and the assembly crew, and the separated numbers show you exactly what each part costs.

Do I need a permit in Dr. Phillips?

Permits are easier than you think. Ask your local building department about a homeowner permit, most owners pull their own and skip the middleman markup. Dr. Phillips is unincorporated Orange County, so permitting runs through the county, and requirements depend on size and footers. The filing stays yours, no middleman markup, but I hand you the document pack the desk wants: engineering specs, 165 MPH wind documents, and the drawings.

What about the wind off the lakes?

The PRO is rated to 165 MPH with the louvers open. Lake wind on a normal evening is nothing to it, and in a storm you open the louvers with one touch and let the wind pass through instead of catching the structure. Closed, it is rated to 80 MPH and sheds rain.

Can I add glass walls or screens for privacy?

Yes, as part of a full build. Sliding glass doors, motorized screens, and slat walls are all sized to your pergola. On lakefront lots they cut the wind and the sight lines from the water without closing in the view. Options are priced per project at your consult, in the open.

How much does a motorized pergola cost in Dr. Phillips?

Starting at $7,995 assembled for the PRO. That is $6,995 for the structure plus $1,000 for assembly, paid direct to the crew when the job is done, shown as separate numbers. Larger sizes, glass, screens, and custom layouts cost more. The 3D builder gives you real numbers for every size as you design.

Clermont has the hills, the lakes, and the sun to match.

This is Florida's outdoor town. The Chain of Lakes, the trailheads, the triathlon start lines. People move to Clermont, from Kings Ridge to the new subdivisions spreading south, because they want to live outside. Then summer arrives and the deck they pictured themselves on is unusable by ten in the morning.

Lake-facing lots take the worst of it. The afternoon sun comes straight off the water with nothing to stop it, and the storms build over the lakes and roll through hard. The patio sits empty while the lake sits right there.

A motorized louvered pergola is built for exactly this lot. Aim the louvers at the sun as it drops over the water. Close them when a lake storm blows in. Open them when the weather turns serious and let the wind pass through. The deck becomes the room the house was sold on.

Shade for the lake life.

Clermont pergola questions, answered straight.

Do I need a permit in Clermont?

Permits are easier than you think. Ask your local building department about a homeowner permit, most owners pull their own and skip the middleman markup. Inside city limits that is the City of Clermont; outside, it is Lake County. Requirements depend on size and footers. The filing stays yours, no middleman markup, but I hand you the document pack the desk wants: engineering specs, 165 MPH wind documents, and the drawings.

My lot slopes. Does that matter?

It matters for the pad, and Clermont lots actually slope. The pergola needs a level base, so we check fit first: where it sits, what the ground does, and whether footers or pad work are needed before assembly. We guide you on that work too: you get the bids and control that cost, and we send the exact footer specs once your size is locked so your crew builds to them.

What about storms coming off the lakes?

Open the louvers with one touch and the wind passes through. That is the 165 MPH rating: rated with louvers open. Lake storms that shred a fixed cover are exactly what this design is built around. Closed, it is rated to 80 MPH and keeps the rain out.

Will my HOA approve a pergola?

Most Clermont communities, Kings Ridge included, approve pergolas through architectural review. They care about color, placement, and setbacks. Dark charcoal and white both pass most boards. Bring us your HOA's guidelines and we will design to them.

On the coast, the storm decides what stays in your yard.

Every New Smyrna homeowner knows the drill. The awning that tore in the last big blow. The patio cover panels in the neighbor's yard after the storm. The screen room that made it through, barely, with a story attached. On the coast, outdoor structures do not get judged on sunny days. They get judged in September.

Then there is the salt air, working on everything metal you own, all year, quietly. And if this is your second home, there is the other problem: you are not always here. Whatever sits in that yard has to be ready for the storm whether you are in town or not.

That is why the 165 MPH rating leads here. The PRO is an aluminum structure, so the salt air has nothing to rust. When a storm comes, you open the louvers with one touch and the wind passes through the roof instead of tearing at it. Shade and rain cover the other 360 days. Storm engineering on the one day that decides.

The 165 MPH answer to hurricane season.

The PRO model

The PRO model. 165 MPH hurricane rated with the louvers open, 80 MPH closed. One touch opens the louvers and the wind passes straight through. Close them and the rain stays out. On the coast, that open-louver move is the difference between a roof and a sail.

Motorized louvers. LED lighting standard, for evenings when the sea breeze finally cools things off. Dark charcoal or white frame. Every size up to full custom, built to fit your space.

New Smyrna Beach pergola questions, answered straight.

Will it actually survive a hurricane?

The PRO is rated to 165 MPH with the louvers open, and that open position is the key. In a storm you open the louvers with one touch and the wind passes through the roof instead of lifting against a closed surface. Closed, it is rated to 80 MPH and sheds rain. No structure makes promises beyond its rating, and ours is stated right here: 165 open, 80 closed.

What about salt air and rust?

The structure is aluminum, so there is no steel to rust in the salt air. That is one of the reasons an aluminum louvered pergola fits the coast better than the wood and steel covers it replaces. Stainless hardware and a powder coated finish do the rest.

Do I need a permit in New Smyrna Beach?

Permits are easier than you think. Ask your local building department about a homeowner permit, most owners pull their own and skip the middleman markup. In New Smyrna Beach that is the city's building department, and coastal properties can carry extra wind and setback rules worth asking about early. The filing stays yours, no middleman markup, but I hand you the document pack the desk wants: engineering specs, 165 MPH wind documents, and the drawings.

This is our second home. How does the process work from away?

Easily, and a lot of coastal buyers do it this way. We design by phone and photos, you approve the design and the separated numbers in writing, and assembly is coordinated with a local crew for a day you pick. You pay the crew direct once the job is done. If a storm threatens while you are away, the louvers-open position is a one-touch job for whoever checks on the house.

How much does a motorized pergola cost in New Smyrna Beach?

Starting at $7,995 for the PRO, which is $6,995 for the structure plus $1,000 for assembly. Coastal assembly is quoted by ZIP before you commit, so the number in writing is the number you pay. Bigger sizes and custom layouts run higher. The 3D builder shows you real numbers for every size as you design.

Got it. Thanks for reaching out. Mike will be in touch to set up your complimentary design consult.

Quick questions first?

Call or text 407-906-7889. If you have a photo of your space and rough measurements, text them over. That is the fastest way to a real recommendation.

Early questions we will cover together: where the pergola sits, your setback and HOA rules for accessory structures, and whether your pad needs footers. We check fit before anyone talks final numbers.

Good to know

Who handles concrete and permits?

We guide you through both. Every trade handles their own work, so you control the costs and there is no contractor markup hiding in the middle. For footers, get a few bids and pick the crew you like: we send the exact footer specs once your size is locked, so every bid prices the same job and they build to those specs. For a permit or HOA, I hand you the document pack the desk asks for: engineering specs, the 165 MPH wind documents, and the product drawings, so you walk in with everything they want to see.

How fast does assembly happen?

Once your structure arrives and footers are ready, assembly is coordinated by Mike and paid direct to the crew when the job is done. Timelines are confirmed on your consult, in writing, before you order.
